We deal with BIM design and direct and indirect services in the field of construction understood as a building process that starts from 3D Laser Scanner and drone-assisted survey to consulting, design with BIM standards, rendering, and execution phase.

Through the 3D Survey with Laser Scanner we have a faithful survey of the actual state and the result is a point cloud georeferenced with GPS antenna then the entire building is returned to the client with the various coordinates, at the same time we can return to the client a 3D model made with the various parametric software and with BIM Standards agreed with the contracting technical study. These services are aimed at Architects, Engineers, Construction Contractors, Construction Managers, Construction Technicians but also at private clients who want a single point of contact when they want to start a building process and thus build a new home or simply renovate an existing home or apartment.
3D surveying is a service that covers multiple areas, not only that of surveying through point clouds, it is also a useful tool for documenting the progress of work on the construction site because in parallel with the point cloud it generates photographic views that allow you to store the status of the work. In this sense it becomes a very useful tool for the Construction Management that can communicate in real time through the sharing of the various photos directly in the CDE Common Data Environment or more simply a shared server, this facilitates the phase of liquidation works, reduces time and site meetings.

Finally precisely because of this photographic function, the 3D Laser Scanner survey service is also aimed at real estate developers who wish to advertise on their site the 360° photographs of the various housing units intended for sale or rent, through the 360° photos a visit inside the property is simulated.
Why work according to BIM standards and what is?
Building Information Modelling or BIM is the process of creating and managing the information model of a project, be it a building or infrastructure. The information can refer to the entire lifecycle of the building artifact, from the concept phase to the design and construction phase to the 6D or commonly referred to as the sixth dimension use and maintenance phase.

Although they are often lumped together, BIM is not just 3D modeling of the building or infrastructure and parametric software is but one tool serving the entire BIM process.
The model generated with 3D format software consists of geometric objects that also contain component data, materials, spatial location, references related to the various phases etc., useful for calculations, verifications and analysis and management of the construction itself.
What our BIM consulting involves:

In order to make the most of the potential that BIM tools offer and obtain optimal investment returns, it is necessary to understand that the transition to BIM is first and foremost a change in working approach and not a simple switch to a new technology.
The highlights of our consulting are the definition of BIM standards that refer to UNI and SIA 2051but above all the drafting of the two fundamental BIM contracts namely:
Drafting an EIR (Exchange Information Requirements):
The information requirements that the EIR must define are related to aspects such as:
- Defining the CDE Common Data Environment
- Which software to use
- Which plugin to use for the interference analysis on the federated model (Architectural-Structural-Electrical-RVCS) and thus the coordination phase
- The level of detail to be achieved in relation to the construction elements (eCCC-e)and in general to the specific model to be implemented in each phase;
- Timelines, deadlines and delivery phases;
- Delivery methods (output formats, file nomenclature, etc.).
The EIR is an actual contract that contains the first guidelines to be followed and are those required by the Client/Purchaser.
Drafting a BEP (BIM Execution Plan):
The BEP is a contract that travels in parallel with the procurement contract and allow all stakeholders involved in the design team to know the objectives and requirements defined by the Client in the EIR in order to optimize the development of the contract and workflows.
The contents of the BEP are:
- Definition of data exchange protocols: exchange platform and data formats;
- Hardware technical characteristics;
- Software technical characteristics;
- Reference coordinate system;
- Level of information development for the model: given in terms of LOD (Level Of Definition/Development) of the models (overall or architectural/structural/plant);
- Specifications related to the design zero;
- Creation of WBSs required to query the model at the specification and object stage;
- Definition of the CDE;
- File naming system;
- Storage and delivery methods and final validation;
- Identification of resources needed for project development;
- Determination of skills needed for project development;
- Definition of the team organization chart.
Through a contract (EIR, Exchange Information Requirements; BEP, BIM Execution Plan), which will complement and make the contract even more fitting, the guidelines of the entire construction process are established starting from the preliminary design to reach the construction phase, establishing the role of the various actors, which can be Architects, Engineers, Installers, all the various figures who will go on to share the various data in a shared server (CDE, Common Data Environment) where access is established according to roles and where, which should not be underestimated, even the client has the possibility of viewing the progress of the flows and consequently of his own construction site.
We offer, in addition, a 3D Visualization service through Oculus (3D viewer) for augmented reality to accompany the client at all stages and try to make the interlocutor as participatory as possible in all phases of the project. Our Technicians are trained in BIM, the Team is composed of BIM Modeler, BIM Coordinator and BIM Manager graduates from SUPSI with specific CAS for these tasks.
The BIM process offers several advantages for the clients but also for the designers and all the actors who will be part of the BIM process and the whole supply chain. First, The client, whether a private individual, an investor, a construction company or one of the many designers, are the figures most involved in the flows that will be established. A project designed in the BIM framework reduces construction management time, especially in the execution phase, by making it concrete, quick and, most importantly, keeps construction costs under control.
Through a contract (EIR, Exchange Information Requirements; BEP, BIM Execution Plan), which will complement and make the contract even more fitting, the guidelines of the entire construction process are established starting from the preliminary design to reach the construction site phase, establishing the role of the various actors, which can be Architects, Engineers, Installers, all the various figures who will go on to share the various data in a shared server (CDE, Common Data Environment) where access is established according to roles and where, which should not be underestimated, even the client has the possibility of viewing the progress of the flows and consequently of his own construction site.
The BIM process is nothing more than the digitization of the buildings or objects that we are going to design, this makes that there is more control also in the phase that concerns the nominal life of the building and therefore for a more targeted maintenance planning and that consequently reduces the costs because the client is left with historical memory of all the digitized data, not forgetting the advantage that you have in adopting more and more energy efficient solutions and for this you are supported by an expert CECE and a MINERGIE consultant.
Ask for a cognitive consultation to understand the state of your building or home to see what interventions can be done to improve its state and thus its energy class, thus find out what cantonal and municipal incentives you can apply for.
More services:
Architectural Design, drafting of building documents, then moving on to executive and detailed design, choice of materials and client assistance at partner companies and construction supervision.
We produce renderings and virtual tours, these services are aimed at individuals who wish to understand and enter as much as possible into the project and to realize the final product they will get at the end of the renovation or new construction, but they are also services aimed at various real estate companies who intend to present at best their objects to be offered for sale or rent according to their needs or to the construction companies themselves.
